Why Work With a Certified Residential Specialist?

by Kathy and Michael Rain - The Rain Team

By Michelle Huffman

What is a CRS?

A CRS REALTOR® is a Certified Residential Specialist—one of the top 3 percent of real estate agents in the U.S. CRS agents have more experience and training than the average REALTOR® and they are part of a community of REALTORS® dedicated to improving the real estate industry for homebuyers and sellers everywhere.

Why Work With a Certified Residential Specialist Agent?

Buying or selling your home is one of the biggest and most important decisions you’ll make in your lifetime. You need someone you can trust by your side, who is looking out for your best interests and is willing to put all their knowledge and experience to work for you. You need a CRS.

Not all real estate agents are made the same: There are millions of real estate agents out there, and their experience and dedication to their profession and clients varies widely.

The threshold to becoming a real estate agent is surprisingly low. Requirements vary by state, but some ask for as little as 40 hours of training and few ask for more than 100 hours—compare that to the 1,000 hours that are typically required to become a hair stylist.

To become a CRS, however, REALTORS® must meet a number of stringent requirements that combine advanced hours of education and training, experience and success in the marketplace. A CRS agent adheres to a strict code of ethics that binds them to perform in the best interest of their clients at all times.

CRSs are required to have between 25 and 150 transactions and between 16 and 80 additional hours of education beyond what’s required of the typical REALTOR®.

These are agents who are invested in their careers, in buying and selling real estate and in making sure their clients are satisfied. CRS is the sign of a true real estate professional.

Don’t work with the rest, choose the best. Choose a CRS.

The Benefits of Working with a CRS Agent

·         CRSs receive advanced training above and beyond what is required of typical agents

·         CRSs have proven experience through logged transactions

·         CRSs continuously improve their skills and learn about new regulatory developments

·         CRSs adhere to an ethics code not required of other agents

Clever Vacation Packing Hacks That Will Make Your Life Easier

by Kathy and Michael Rain - The Rain Team

We are in the height of the summertime travel season and along with traveling comes the chore of packing. Here are a few creative packing hacks that will make your traveling this summer easier.

Toiletries

Many toiletries are liquid based and tend to spill during the trip. To prevent this from happening cut a small square of cling wrap and put it under the lid of your toiletries to prevent them from leaking all over your suitcase. If you have larger bottles of toiletries (think shampoo, conditioner, and lotion) and you want to save space put them in an empty prescription bottle.  Most razors come with a cover to go over the blade, but if you are like us you misplace them quickly. To keep your fingers safe while traveling with a razor use an oversized binder clip to go over the head of the razor.

Shoes

Not only are the soles of your shoes dirty they also are known to carry loads of bacteria. The last thing you want when packing is your shoes touching the rest of your stuff. To prevent this from happening use a shower cap and place your shoes inside of it before packing them.

Accessories

Traveling with a hat and worried it will go flat during the travel? Use a shirt and stuff it inside the hat to keep it from getting smashed.  Jewelry is another accessory that can be tricky to travel with as it tends to become tangled during travel.  To prevent tangling use cling film. An old pill box is the perfect tool to use to pack earrings in.

Clothing

Traveling with delicate dresses and keeping them safe can be tricky.  To keep them safe roll them between two pieces of tissue paper to provide an extra layer of protection. Make sure the paper is white.  To save space roll your clothing by first folding it in half then roll from the shoulders down. Not only does this make your shirts nice and compact it leaves them wrinkle free.  To keep your clothes smelling fresh, layer them with dryer sheets.

Cash

Keep your cash safe by secretly stashing it away. You can do this by rolling it up and placing it in empty chapstick tubes. Just keep track of it as it can be easy to lose.

Make lots of memories and safe travels!

City of San Mateo Launches New Pay By Phone In Parking Lots

by Kathy and Michael Rain - The Rain Team

If you plan on going to San Mateo to do any shopping you should know that changes have come to the parking lots downtown. The city of San Mateo added a new feature this month that is designed to make parking in downtown more convenient. With the launch of PayByPhone, drivers can pay via the app easily by just a few steps on their phone.  The pilot launch of this app in San Mateo is at the Worker’s Resource Center Parking lot and the Kinko’s park lot.

PayByPhone is currently a parking payment leader in the United States and has partnerships with parking venues across all of North America.  Nearby Redwood City and San Francisco already utilize this app.

With PayByPhone being available in these two lots, free parking has come to an end. As of the 1st of this month, the city of San Mateo has started charging $.25 an hour and your only method of paying is via the PayByPhone app or by calling an 800 number.  All funds collected from parking downtown will be reinvested into helping to keep the city of San Mateo’s downtown area clean and appealing.

To create your account with PayByPhone, visit their website at paybyphone.com or call their toll-free number at (866) 234-7275. The goal is to have PayByPhone available in all downtown lots by the end of the year.

Enjoy The San Mateo County Fair This Week

by Kathy and Michael Rain - The Rain Team

If you are looking to get out and enjoy San Mateo this week, head over to the San Mateo County Fair. The fair will run through June 19th and with this annual event there is something for everyone.  Enjoy live music, a wide variety of activities, agriculture, food, fine arts, and talents from local artisans.

Live Music:

Every day at the fair there is a FREE summer concert series with legendary concerts you won’t want to miss. For a list of all the concerts and their times visit here.

Activities:

As per tradition, the fair will host a wide range of carnival rides that are sure to provide hours of fun for both young and old.  Pig races will also be making a return this year. New to the San Mateo County Fair is the Life Size Mousetrap Game.  The game is very similar to the childhood favorite game Mouse Trap created by Hasbro.  With over 25 tons of cranes and equipment, viewers can enjoy this marvel in engineering as they watch a large bowling ball make its way through the trap – not to trap a rodent as they may have done as a kid - but instead to watch a large ancient bank safe land on a car.

Dining:

There is nothing quite like the mix of culinary options you can find at the fair.  Enjoy mouthwatering BBQ, funnel cakes, fresh squeezed lemonade, and the ever popular fried Oreos. If you are looking for something different than the traditional fair foods, there is a wide variety of healthy food options available as each stand must include one healthy food choice item.

For more information about the fair visit the events website here. San Mateo has a lot to offer and this is a great opportunity to get out and enjoy it.

The Top Germ Ridden Places In Your Coastside Home And How To Tackle Them

by Kathy and Michael Rain - The Rain Team

We all know germs are everywhere but many times we don’t think about all the places in our home that are harboring them.  Beyond causing illness, germs can also cause allergies to trigger. Below is a list of the most common germ ridden places in your coastside home and what you can do to get rid of them.

According to The Public Health and Safety Organization NSF, who tested 30 of the most common items in a home, the number one items to be ridden with germs by more than 75% was that of dish sponges and rags.  To kill those unwanted bugs, heat your sponges in the microwave daily for two minutes and discard after two weeks of use.

The second place in the home with the most germs is that of the kitchen sink.  The NSF study showed that 27% of sinks they tested had mold and yeast and 45% had coliform growing. Prevent germs by disinfecting not only the bottom but the sides of your sink as well at least once a week, but ideally twice a week.  The sink drains should be sanitized monthly.

The third most germ ridden place in the homes surveyed was the toothbrush holder. 64% of toothbrush holders were growing mold and yeast, 27% had coliform and 14% had staph.  The last thing you need is a toothbrush going into your mouth after it has been in contact with a germ infested holder.  Clean the holder weekly with hot soapy water.

Coming in fourth was pet bowls. They were found to have 45% mold and yeast growing and 18% had coliform.  Keep your pet healthy by thoroughly cleaning and disinfecting your pet’s bowl at least once a week.

The fifth most germ ridden place in the home may come as a surprise and a place you never considered - the reservoir of your coffee machine. 50% of machines tested had mold and yeast and 9% had coliform. To keep them clean use 4 cups of vinegar that is not diluted and allow it to sit for 30 minutes in the machine before running it. Rinse with fresh water until the aroma from the vinegar is gone.  This should be done monthly.
