4 Fall Home Maintenance Tips to Prepare Your Coastside Home for El Ñino

by Kathy and Michael Rain - The Rain Team

Fall is officially here and now is the time to start thinking about preparing your California coastside home for the El Nino winter ahead with these fall home maintenance tips.

  1. Smoke Detectors - It is proven that smoke detectors save lives, yet so many of us forget about this life saving device. Change those batteries. Make it a routine to change the batteries in your home’s smoke detector every spring and fall.
  2. Gutter Maintenance - As we all know, rain has been scarce here in San Mateo and across the rest of California. However, with an El Ñino winter to prepare for, check and clear your gutters and downspouts of all debris.  You may need to use a plumber’s or electrician’s snake to clean out that hard to reach debris or obstructions in your downspout. Proper upkeep of your gutters and downspouts will save you money on repair costs.
  3. Roof Integrity - Fall is also the perfect time to inspect your roof’s integrity. Using a ladder inspect your roof for any missing or damaged shingles, warped flashing, and any other problems that may result in your roof leaking. Also, check for pests as they can weaken the integrity of your roof. Termites are notorious for this. Call a local pest control expert if you are not trained in spotting termites.
  4. Inspect Your Decks - If indeed we do experience an El Ñino winter here along the coast, you want your deck to be ready. A deck can be very expensive to replace. Inspect it now for any cracks, exposed metals, bubbles in the finish, and exposed nail holes.

Preparing your home for the winter ahead can save you money and headache down the road.  We may not experience the deep freezes other areas of the country have but there are still things we should do to prepare our home for winter.

Easy Water Conservation Tips for Your Coastside Home

by Kathy and Michael Rain - The Rain Team

It’s no secret and by now everyone has heard that California is undergoing a drought. As a coastside homeowner there are some easy things you can do to help conserve water and maybe even save you money along the way.

1. Toilets- The average household in America will use 260 gallons of water every day according to a recent report by the U.S. Environmental Protection Agency. Toilets are the biggest source of water usage in your coastside home. Many times they are a source of wasted water from leaks and inefficiency due to age. Installing a new high-efficacy, low-flow toilet has the ability to save you up to $2,000 on your water bill throughout its life.

2. Faucets- The faucets in your home account for more than 15% of indoor water use according to the EPA. If your faucets are older consider replacing them, If that is not in your budget, replacing the aerator is an inexpensive fix that will reduce water usage.

3. Shower- 17% of water use inside your household can be attributed to showering according to EPA statistics.  High-efficiency shower fixtures are very affordable and can be found at any large hardware store. Simply installing these can save you 25-60% in water usage.

4. Personal Hygiene- Do you leave the water running while you brush your teeth?  If so, it is time to break this habit. This is a quick and easy way to reduce the water usage in your home.

5. Appliances- The New Energy Star rated washers use 35-50% less water than older machines per load. If you have an older machine and are in the market to buy a new one, purchasing an Energy Star rated one would be beneficial.  Beyond your washing machine, your dishwasher is another large source of water usage in your home.  To help conserve water always use your machines with a full load.

San Mateo County offers many environmental rebates and incentives. Visit here to see if you would qualify for any while making upgrades to conserve water usage. Coastside Water District residents visit here for your residential rebate opportunities.  Montara Water and Sanitary District residents may also qualify for rebates for upgrading to water efficient appliances. Learn more by visiting here.  North Coast County Water District residents are also eligible for rebate programs and you can learn more by visiting here.

Add a Fire Pit to Your Coastside Home

by Kathy and Michael Rain - The Rain Team

Gathering around a fire pit is a great way to bring friends and family together. No longer do you have to wait to go camping to enjoy it. Add your own outdoor fire pit feature to your coastside home, and enjoy sipping wine with friends or roasting smores with the kids. These outdoor features have come a long way in recent years, and now come in a variety of styles from whimsical, traditional, to modern.

If you enjoy entertaining and the stars, then adding an outdoor fire pit to your home this summer is the way to go. Your outdoor fire pit is also a great option when it comes to adventurous cooking. Try making kabobs over the open fire and you will love the flavor it adds.

Add value to your coastside home, and make your home stand apart from others by adding an outdoor space that is inviting by simply adding an outdoor fire pit.

by Kathy and Michael Rain - The Rain Team

Spice up your summer recipes and reduce your grocery budget by growing herbs in your coastside home garden. Here are few herbs that are ideal for every garden.

Basil

Basil is an easy to grow herb that is perfect for a gardener of any level.  It is popular in many summer dishes. At the end of the season freeze it so you can use it all year long.

Sage

Sage is the perfect herb to fill in the corner of planters. This herb requires little watering once it has been established, and it will continue to produce throughout the duration of the season.  Once it is harvested you can dry the leaves and store them to extend your usage time.

Thyme

Thyme is an herb that is common in many recipes, and may be one of the easiest to grow. You can plant this in a pot or use it as ground cover. It needs a good deal of sun and little water.

Oregano

Oregano is another easy to grow herb. All it needs is sunlight and the ability to drain water easily.  You will need to harvest its leaves when you see flower buds forming.

Mint

Mint is the ideal herb to grow in a pot in your kitchen. It is ideal for using in dressings, salads, and drinks. It will thrive with exposure to sun and partial shade. It will need to be watered regularly.

Tips to Keep Cut Flowers Fresh Longer in Your Coastside Home

by Kathy and Michael Rain - The Rain Team

Now that spring is in full bloom the flowers along the coastside are too. Nothing brightens up a home more than fresh cut flowers beautifully arranged in your favorite vase. Follow the steps below and it will help keep those fresh flowers alive longer.

1. Stems

The first thing you want to do is to cut the bottom of the stems off so that the flowers now have fresh openings. Make sure you cut the stems while they are under water. If they are cut while open to the air it can cause the fresh opening in the stems to suck up air creating an air embolism in the stem. Cutting the stems at an angle you will open the stem up to as much water as possible.

2. Acid

Next, when putting the flowers into water you want the water to be slightly acidic. Acid in the water prevents callous formation from occurring. To add acidity to your water you can use two common household items such as lemon juice or vinegar. A tenth of your water volume in the vase should be acidic.

3. Sugar

Plants like humans need carbohydrates. When flowers are cut they are no longer able to make their own food efficiently as they normally would. Putting a few pinches of sugar for every 10oz of water will help keep your flowers alive a little longer.

4. Biocide

Lastly, it is not uncommon for harmful bacteria or fungi to try to feed on the flowers. To help prevent this from happening, add some biocide to the water. Only add enough biocide to kill the germs, but not the flowers. Bleach or rubbing alcohol can easily be added to achieve this. Only add a few drops, if you notice the water starting to become slightly murky add a few more drops of biocide.

Follow these steps and your fresh cut flowers will continue to brighten your home longer.

Should You Buy or Rent a Coastal Home? Here is What You Need to Know.

by Kathy and Michael Rain - The Rain Team

There have been many reports recently indicating that it is becoming increasingly popular for Millennials to rent versus buying a home.  Strict lending standards and increased student debt is some of the many reasons impacting their decision.  However, a recent NAR® study indicated that 8 out of 10 respondents still believe that buying a home in today’s economy is a good financial decision.

If you are contemplating what is in your best interest when it comes to buying or renting a coastside home here are a few things to keep in mind:

Do you have steady income? If you have a history of steady income and a good credit score, then buying a coastside home may be in your favor. Mortgage lenders are looking to see that you have the ability to repay your loan.

Other expenses? Owning your own home means there is no landlord to cover those unforeseen expenses that occur with homeownership, such as a broken faucet or a leaking roof. Determine if you have enough money left in your budget each month after paying your monthly mortgage payment, taxes, insurance, etc. for your home. If you do then home ownership may be right for you.

How long do you plan to own a home? Typically a home’s value appreciates over time and it’s common for owners to build equity from their home as time increases. With time, more of your monthly payment is going towards the principal of the loan versus interest. The longer you plan to stay in the home the better value you will find.

Is your rent increasing?  A recent study by Trulia showed that rents on average are increasing faster than home prices. The study showed that homeownership remains 38% cheaper than renting nationally.

When it comes to making a large financial decision such as buying a home there is a lot to consider. If you are weighing the pros and cons of buying a home and you have questions, feel free to give us a call.

If you are looking to sell your coastal home, we’d love to hear how we can help you with your real estate goals. We can also offer you a Comparative Market Analysis (CMA) of your home to advise you what it is worth. Contact us today via email or give at (650) 888-6903.
