Design Tips For Adding Color To Your Coastside Home This Spring

by Kathy and Michael Rain - The Rain Team

Don’t be afraid to add some color to your Coastside home this spring. When it comes to adding color follow the 60-30-10 rule. When you begin decorating a room in your home make 60% of  the  room the dominant color, 30% the secondary color, and 10% the accent color.

Following this rule the human eye tends to see the overall theme with the 60% color, the 30% color you chose that allows for visual interest, and the 10% accent color that is perfect for adding just that little bit of pop that every room needs.

Choosing a color scheme for a room can be difficult. If you are having difficulty choosing a color scheme for your room use a color wheel to help. With the help of the color wheel narrow down your choices to two specific color schemes. This will provide you with a great starting place.

To find complementing colors look across the wheel from the color of your choice and you will find the color that complements it such as blue complements yellow and red complements green. Using a complementing color scheme approach provides your room with precise color separations.

Another method besides a complementing color scheme is that of the analogous color scheme. With this method you choose the color next to your primary color on the color wheel. Rooms following this color method tend to be more casual and peaceful.

No matter which color method you choose to decorate your coastside home, add in the color black as it will enhance the space. Accent the room with a black lamp shade, picture frame or even a black box and the overall space will have a new feel.

You will find that a certain color may elicit a certain emotion within you.  For some the color blue may represent the air and sea, whereas red may lead to the idea of fire. Use your emotional response to color more than your intellectual response.

Take the time this spring to let your coastal home truly represent who you are by adding a pop of color that represents you.

BONUS: Our last great tip is to add plant and flowering shrub colors to match the 10-30% colors you use inside your home. This is especially effective when you have large windows and sliding doors. These colors move your eyes from inside the house to the outside, thus expanding the feel of the size of your rooms.

If you are looking to buy or sell your coastal home this spring, we’d love to hear how we can help you with your real estate goals. If you are contemplating selling your home find out how much it is worth with our online guide available here. Contact us today via email or give us a call at (650) 888-6903.

4 Fall Home Maintenance Tips to Prepare Your Coastside Home for El Ñino

by Kathy and Michael Rain - The Rain Team

Fall is officially here and now is the time to start thinking about preparing your California coastside home for the El Nino winter ahead with these fall home maintenance tips.

  1. Smoke Detectors - It is proven that smoke detectors save lives, yet so many of us forget about this life saving device. Change those batteries. Make it a routine to change the batteries in your home’s smoke detector every spring and fall.
  2. Gutter Maintenance - As we all know, rain has been scarce here in San Mateo and across the rest of California. However, with an El Ñino winter to prepare for, check and clear your gutters and downspouts of all debris.  You may need to use a plumber’s or electrician’s snake to clean out that hard to reach debris or obstructions in your downspout. Proper upkeep of your gutters and downspouts will save you money on repair costs.
  3. Roof Integrity - Fall is also the perfect time to inspect your roof’s integrity. Using a ladder inspect your roof for any missing or damaged shingles, warped flashing, and any other problems that may result in your roof leaking. Also, check for pests as they can weaken the integrity of your roof. Termites are notorious for this. Call a local pest control expert if you are not trained in spotting termites.
  4. Inspect Your Decks - If indeed we do experience an El Ñino winter here along the coast, you want your deck to be ready. A deck can be very expensive to replace. Inspect it now for any cracks, exposed metals, bubbles in the finish, and exposed nail holes.

Preparing your home for the winter ahead can save you money and headache down the road.  We may not experience the deep freezes other areas of the country have but there are still things we should do to prepare our home for winter.

$1.5 Million Restoration Coming to Pedro Point Headlands

by Kathy and Michael Rain - The Rain Team

The plan for a continuous network of trails that will extend from Pacifica State Beach, Devil’s Slide, and the San Mateo coast is gaining ground. Pedro Point Headlands is one of the most scenic spots along the Peninsula, and it is set to undergo a $1.5 million restoration as part of the trail expansion.

Pedro Point Headlands is located in the southern boundary of Pacifica, and the restoration will include planting of native vegetation in the 246-acre area that once was one abundant, but destroyed by motorcycles nearly twenty years ago when the headlands were leased to a motorcycle club. As a result the trails top soil is rutted making it prone to erosion.  The restoration will be a wonderful complement to the Devil’s Slide trail that recently opened.

The work is made possible as a result of a $1.1 million trust received this year from the California Department of Parks and Recreation.  The San Mateo County Board of Supervisors will also be appointing $350,000 towards new trails. Once the project is complete the headlands will be transitioned from the county to park status.

Construction is slated to begin in 2016 and is expected to take two years.  In the meantime, Pacifica is set to build a pathway from Pacifica State Beach up to the headlands.

Easy Water Conservation Tips for Your Coastside Home

by Kathy and Michael Rain - The Rain Team

It’s no secret and by now everyone has heard that California is undergoing a drought. As a coastside homeowner there are some easy things you can do to help conserve water and maybe even save you money along the way.

1. Toilets- The average household in America will use 260 gallons of water every day according to a recent report by the U.S. Environmental Protection Agency. Toilets are the biggest source of water usage in your coastside home. Many times they are a source of wasted water from leaks and inefficiency due to age. Installing a new high-efficacy, low-flow toilet has the ability to save you up to $2,000 on your water bill throughout its life.

2. Faucets- The faucets in your home account for more than 15% of indoor water use according to the EPA. If your faucets are older consider replacing them, If that is not in your budget, replacing the aerator is an inexpensive fix that will reduce water usage.

3. Shower- 17% of water use inside your household can be attributed to showering according to EPA statistics.  High-efficiency shower fixtures are very affordable and can be found at any large hardware store. Simply installing these can save you 25-60% in water usage.

4. Personal Hygiene- Do you leave the water running while you brush your teeth?  If so, it is time to break this habit. This is a quick and easy way to reduce the water usage in your home.

5. Appliances- The New Energy Star rated washers use 35-50% less water than older machines per load. If you have an older machine and are in the market to buy a new one, purchasing an Energy Star rated one would be beneficial.  Beyond your washing machine, your dishwasher is another large source of water usage in your home.  To help conserve water always use your machines with a full load.

San Mateo County offers many environmental rebates and incentives. Visit here to see if you would qualify for any while making upgrades to conserve water usage. Coastside Water District residents visit here for your residential rebate opportunities.  Montara Water and Sanitary District residents may also qualify for rebates for upgrading to water efficient appliances. Learn more by visiting here.  North Coast County Water District residents are also eligible for rebate programs and you can learn more by visiting here.
