Housing to Be More Affordable For Coastside Buyers in 2015

Earlier this month President Barack Obama announced that the Federal Housing Administration (FHA), the government backer of home loans, will make moves to lower the annual insurance premiums from 1.35 percent to 0.85 percent. This move comes after the rates were increased sharply during the most recent financial downfall and they have not been lowered until now, even though we have steadily seen the housing market improving.

The decrease in insurance premiums will make housing more affordable in San Mateo County and across the country.  The new reduced insurance premiums are expected to save the first-time homebuyer on average $900 a year on insurance, according to the White House.   Existing coastside homeowners who refinance their FHA mortgage will also be eligible for the new lower insurance premium rates.

At this time the new lower rates are expected to assist over 800,000 homeowners on their mortgage. The White House is also anticipating 250,000 new home buyers will save with the new lower rates over the next three years.

“This action will make home ownership more affordable for over two million Americans in the next three years," said Julián Castro, U.S. Department of Housing and Urban Development Secretary. "Since 2009, the Obama administration has taken bold steps to reduce risks in the mortgage market and to protect consumers. These efforts have made it possible to take this prudent measure while also ensuring FHA remains on a positive financial trajectory. By bringing our premiums down, we're helping folks lift themselves up so they can open new doors of opportunity and strengthen their financial futures."

The FHA loan has been the only low down payment product available for quite some time, requiring only 3.5 percent down. However, Fannie Mae and Freddie Mac recently announced they too will be offering a new 3 percent down payment loan that would also require private mortgage insurance.

Coastside Home Sales Expected to Rise in 2015

As the economy grows stronger and we see more solid job growth the sale of homes in San Mateo County and across the nation are expected to rise in 2015   As we begin the new year, housing inventory in the Bay Area continues to drop, which is to be expected during this normal seasonal slowdown after the holidays.

Buyers are ready but inventory is scarce.  In San Mateo County last month the number of single-family homes listed was just 227 that is a decrease of 50 percent compared to this same period of time last year. Now more than ever is the time to sell your coastside home.

Nationwide existing-home sales are expected to increase by 7 percent as a result of our strengthening economy and decrease in unemployment according to the National Association of Realtors (NAR). Chief Economist, Lawrence Yun, at NAR believes that as we continue to see more growth in the labor market, and as home prices continue to rise at the rate we have recently seen, we will continue to see home sales increase in 2015.

"Home prices have risen for the past three years cumulatively about 25 percent, which boosts confidence in the market and traditionally gives current homeowners the ability to use their equity buildup as a down payment towards their next home purchase," says Yun. "Furthermore, first-time buyers are expected to slowly return as the economy improves and new mortgage products are made available in the marketplace with low down payments and private mortgage insurance."

Bay Area Housing Inventory Continues to Drop as New Year Begins

Happy New Year! As 2015 gets underway, the Bay Area housing market continues to see a precipitous drop in homes for sale. 

Some of this decline is to be expected given the normal seasonal slowdown over the holidays and into January. Tradition has sellers thinking about listing after the Super Bowl. But nonetheless, the scarce inventory we're seeing around the Bay is amazingly low by historical standards.

Just a few samples of the dearth of listings at the end of June:

• There were just 614 single-family homes on the market in all of Santa Clara County in December! That's down about 40% from a year ago, when we thought things were really tight. And bear in mind that even a "seller's market" normally has about 2,000 listings in the South Bay, so we're looking at just a third of that.

• San Mateo County had just 227 SFH listed as of last month, down more than 50 percent from a year ago. Just three years ago, inventory in that county was nearly six times what it is today.

• In Alameda and Contra Costa counties combined, for example, there are 1,778 listings in December, down nearly 60 percent from this summer, which was already a very limited inventory.

• And in San Francisco, our Lombard manager reports just 75 single-family homes on the market at last check!

Those sellers who defied the trend and listed their homes over the holidays were rewarded with multiple offers in most cases. 

Only time will tell if this historically low level of homes for sale continues through the early weeks of the new year. But my guess is that as we work our way through the winter season we'll gradually start to see an increase in listings as astute homeowners with equity in their properties decide to capitalize on this hot seller's market.

Buy a Coastside Home in 2015 by Increasing Your Credit Score This Way

If buying a new coastside home is your goal for 2015 then you may need to boost your credit score. Your credit score can impact many areas of your life from getting a mortgage, to obtaining a new job.  When setting your goals for the New Year it may be smart to add increasing your credit score to the list.  

Credit Reports

Before you can start the process of boosting your credit score, you first need to know what your score is.  Start by checking what your credit score is from all three credit reporting agencies. By federal law you’re allowed to get a free report once a year.  Your credit score comes from the info that is in these reports that is why it is necessary to make sure there are no errors on them.  If something is not accurate contact the credit agency to dispute it.

Payments

One of the easiest ways to boost your credit score is to make timely payments of your monthly bills.  If you tend to forget to pay your bills on time try setting up a reminder for yourself. Also check to see if your bank has bill pay.

Decrease Debt

If your debt-to-credit ratio is high (higher than 20% to 25%), then you need to make some changes. One of the biggest factors in your credit score is this number. The smaller the percentage of your debt-to-credit ratio is the better. Take a look at your monthly budget and try to find a place where you can cut spending and allocate that money towards paying down your debt.

Credit Cards

Do you have a long list of credit cards? You may think it wise to cancel all of them in hopes of boosting your credit score, but don’t. Do not cancel a card that you have had for a long period of time as it could negatively impact your credit score.

Credit Limits

The three credit reporting agencies will look at what your credit card spending limit is.  Contact your credit card company and request that they increase your limit. Having a higher limit can decrease your debt usage ratio. If you get a higher credit limit do not take that as a sign to start spending more as this will not increase your credit score.

· Keep your revolving balances as low as possible. The lower your balances the lower your utilization percentage will be.

· Don’t let your creditors close your unused credit cards for you. If you have credit cards that you do not use the credit card companies will eventually close them. They are losing money on you each month that you don’t use your card and eventually they’ll have had enough. Use your card once or twice every few months for dinner or some other low dollar item and pay it off once the bill comes.

· Don’t worry about paying all your credit cards down to zero. You don’t need to have 0% utilization in order to maximize your credit scores. Most people don’t have the means to simply write a check and pay off all of their credit card balances. For this category it’s not necessary to do so. Endeavor to pay them down so your utilization percentage is as low as possible and you’ll be fine.
