How To Purge Your Closet Successfully This Fall

by Kathy and Michael Rain - The Rain Team

It can be difficult to get rid of things that we have spent our hard earned money on.   That may be why so many of us have overflowing closets and wardrobes full of clothes that we no longer wear, or in some cases even fit.  Here are a few tips on how to successfully purge your closet this fall.

First, start sorting your clothes into piles of ones that you wear versus those that you haven’t wore in the last year.  Just go with your gut and don’t overthink it.  Next, go through each piece  in the pile you haven’t worn in a year, and ask yourself does it make you feel good?  Is this a piece that complements you well? If not, it’s time to get rid of it.

Not sure if you are ready to part with a piece. Is it something you will wear again? Is it a piece you have worn in the last six months? Many times we find ourselves buying a dress for a special occasion only to never wear it again. However, if you paired it with a nice cardigan would it be something you could wear to work? Think it through and if it’s something that may work in the future, and it makes you feel good hold on to it. If you are just holding on to it in hopes that you will wear it again once you lose weight, or get invited to a fancy party, it’s time to part with it.

Another way to determine if it’s time to get rid of a piece of clothing is to inspect it thoroughly. If it shows signs of aging, has fading, or is no longer flattering it’s time to let it go.  Clothing that is high maintenance such as requiring hand washing or dry cleaning should be purged if they have not been worn in the last year.

Things of sentimental value should be held on to. You may not wear that old varsity-letter jacket, but that doesn’t mean it needs to be purged.  If a piece of clothing has sentimental value to you hold on to it. There is nothing worse than getting rid of something of sentimental value only to regret it later.

Once you are done choosing which pieces of clothes you will keep and toss, sort them into two piles, one for those that need to be thrown out and one to donate.

Now that your closet is free of clothing that you don’t wear, you have plenty of space to welcome in the new fall fashions.

by Kathy and Michael Rain - The Rain Team

Smartphones provide you with so much more than just the ability to talk, text, take pictures, and play on social media.  There are tons of apps available out there right now, and there are some that will not only amplify your life but simplify it as well.  The best part is many of them are free.

Here are a few free apps that are sure to make your life easier.

1.Glympse- This app provides you the ability to share your location with others you know.  Don’t worry you won’t be tracked.   The app allows you a share your location for a specific duration of time.  This comes in handy when you are with the family and you split up. This app is free, but there are additional premium features you can pay to upgrade to.  This app syncs all your calendars and organizers into one place. It works easily with many popular sites such as Dropbox and Gmail. Keep on task with this app that not only reminds you where you need to be, but also what’s on your list to pick up while you are out.

3.Yummly- Not sure what to make for dinner and you’re struggling to come up with what to make with what you have on hand? This app is for you! Enter those random ingredients laying around and the app will suggest recipes after scouring many popular sites.  The app is able to tailor recipes based on your comfortability with cooking, any diet restrictions you may have, and various other parameters you can set.

4.VSCO- Turn those photos you are capturing with your smartphone into a masterpiece. This app will have you looking like a professional photographer.  Not only is it easy to use the end results are priceless.

5.Flipboard- Get the latest news that you want to read right at the palm of your hand. This app pulls news from hundreds of sources and provides you with real-time updates in your own personal magazine style view.

6.Digit- Having a hard time-saving money? This app may help. Once you link your checking account with the app through their tight security and encryption technology that is similar to banks, it will analyze your income and track your spending patterns.  Once the app analyzes your spending and income it will slowly move money from your checking to your savings.  If for any reason the app causes you to have an overdraft it will cover the fees.

7.BuyVia- No need to go online and do a bunch of research or drive store-to-store to see if you are getting the best deal. With this app all you need to do is scan the bar code and it will tell you what that item is selling for at other major retailers such as Amazon, Target, and Walmart.

8.SavingStar- No coupon clipping needed. Earn cash back on items you buy at the grocery store. After downloading the app, link your store loyalty card and select the offers you want to use and then purchase those qualifying items.  If the store does not have a loyalty card simply upload a copy of your receipt.  Once you have received at least $5 in savings you can redeem it for a gift card to a major retailer or have it transferred to your bank account.

Fall Is An Ideal Time To Buy A Home With Market Conditions Improving

by Kathy and Michael Rain - The Rain Team

If you are serious about buying a coastside home, then this fall is the perfect time to make it happen.  Market conditions have been improving, and as a result, many economists are predicting that the Federal Reserve will once again hike rates. Federal Reserve Chairwoman, Janet Yellen, recently said that she would support the idea of two rate hikes before year end at a speech she gave at Jackson Hole’s annual gathering of financial power brokers.

Here are a few additional reasons why autumn is the ideal time to buy a home.

Sellers Are Ready

Sellers are serious and ready to sell their home.  Those listing their home before the holidays are ready to sell and are not just listing their home to feel out the market. Motivated sellers are ready to negotiate and be flexible.

Inventory has been low in recent months compared to the number of buyers in the market and during the fall buying season we typically see a slowdown in listings.  Many buyers with kids want to move before the start of school and those buyers have left the market. Less competition out there makes now the ideal time to buy.

Tax Breaks

Buying before the end of the year provides you with a tax advantage, such as deductions for mortgage interest and property tax.

Market Conditions

Mortgage interest rates continue to be low, but as we have mentioned market conditions are improving and we can expect to see the Federal Reserve increase rates by the year end. The Federal Reserve does not directly set mortgage interest rates, but they do influence rates.

Lending Standards

Mortgage lenders are showing increasing signs of relaxing their standards.  The past few years the focus has been on those homeowners looking to refinance their current mortgage. The focus is now shifting to providing mortgages to buyers. We are seeing lenders slowing loosening their previous high lending standards where debt, credit, and income levels are concerned.  Don’t stay out of the housing market for fear you won’t be able to obtain a loan. Meet with multiple lending specialists and you may be surprised to learn that buying a home is not that far out of your reach.
